General Contracting Services

Meridian Commercial provides a unique set of construction services designed to fulfill the specific needs of our clients, multifamily/commercial property owners and condominium/homeowners’ associations. While we have the expertise in the development of large scale ground-up projects, our services are focused on niche areas of construction that many of our clients struggle with finding competent service providers.

Construction/Project Management Services

We provide Construction and Project Management services to our clients for all types and sizes of projects, which can range from locating the source of water intrusion to managing a full-scale renovation project to prepare for a sale or complete the improvements from a special assessment/capital improvement project.

While property managers are often delegated management of these types of projects, they typically don't have either the time or expertise to be able to manage them successfully. Using an experienced, unbiased general contractor to manage the construction process by negotiating multiple bids, coordinating schedules, verifying the quality and scope of work, and generally making sure that the project is completed on time and on budget, the client has more control over the project and a much greater chance of success. Additionally, with our extensive network of local subcontractors, vendors, and suppliers we can often provide construction services at a lower cost (including the Construction Management fee), than typical retail pricing to an owner or an association.

Permit Closing/Completing Services

Our clients usually become aware of open or expired permits during the sales or refinancing process. Closing/completing the permit can become a major issue with a transaction.

A permit is “open” for 180 days after issuance (or last inspection) and “expired” thereafter. Open permits are usually easier to close than expired permits because new permit(s) don’t have to be obtained. Once the original permit is expired, usually new permits must be obtained with the same scope of work as the expired permits with any code updates, the work must be completed, inspections passed, and the permit completed.

Property managers or real estate agents are often delegated the task of closing/completing the outstanding permit(s), and they usually don’t have the time or the skillset to do so expeditiously. Meridian Commercial can expedite the closure/completion of the permit(s) to ensure a smooth sale or financing transaction.

Code Violation Services

Often owners and property managers don’t know how to respond when they receive a code violation notice. If the violation isn't cured within a short period of time, usually 30 days, then the owner will be summoned to a Magistrate hearing, which will either extend the date to cure the violation or penalize the owner with a “per diem” fine until the violation is resolved. Fines can range from $25 to $500 per day, per violation, which is a cumulative lien on the property.

Meridian Commercial is experienced in code violation resolution. We resolve the violation(s) by meeting with the code officer(s), presenting a plan to cure the violation(s), representing the owner at a magistrate hearing(s), obtaining any new permits required to cure the violation(s), managing the bids/contractor(s), and overseeing completion of the work to cure and resolve the violation. If there is an outstanding lien amount, then we negotiate a mitigation agreement with the City or County, often saving our clients hundreds of thousands of dollars.

    It depends on the type, size, and other factors of a specific property or project. Our fees are extremely reasonable, compared to market alternatives.

  • Do you use your own construction crews?

    No, we obtain bids from multiple subcontractors (electricians, plumbers, roofers, painters, etc.), depending on the project, and provide those bids to the owner and/or proprty manager along with our recommendations. This allows us to be impartial and to act in the best interest of the client.

  • Can you obtain permits from the City or County?

    Yes, we are registerd as a General Contractor with most Cities and Counties in South Florida and can register with any Building Department in the State of Florida to obtain a master permit(s)

  • Are you a Florida licensed General Contractor?

  • Do you have insurance coverage.

    Yes, we can provide a Certificate of Insurance (COI) prior to starting any project.
